The 401 Campbell Lofts project will feature 15 contemporary loft-style apartments – 14 of which are one-bedroom – and four commercial spaces.</p>
<p>The units range in size and finishes, but will include a mix of concrete floors or flooring (such as hardwood) original to the building, which was built in 1946, exposed trusses, modern kitchens with stainless steel appliances. Each apartment will be furnished with a washer and dryer and wall-mounted flat screen TV. Unique for downtown living, the property will have a landscaped patio area and on-site parking. An outside lot is available to residents and there will be a limited number of interior garage spaces for rent by tenants.</p>
<p>Rents range from $650 to $850 per month for the one-bedroom units; the two-bedroom unit is available for $930 per month. The four commercial spaces are ideal for small businesses, including attorneys, who want to be close to the court and public safety facilities located nearby. Construction on the project is moving quickly and is expected to be completed in April for May 2012 occupancy.</p>
<p>“These units will provide an additional affordable option for the nearly 1,100 downtown residents,” said Michael Waldvogel, CCIM, SIOR, of Waldvogel Commercial Properties. Waldvogel has been involved in downtown development for more than three decades. </p>
<p>Waldvogel Commercial Properties leases and manages Lofts on Church, modern apartments at 17 Church Avenue and manages the homeowner’s associations at Fulton Motor Lofts, Campbell Garage Lofts and The Candy Factory, all condominium properties within a block of 401 Campbell Lofts. The firm represented the developer of Campbell Garage Lofts and The Candy Factory in the initial sales of all 30 condominiums at those properties. </p>

<p>The property sold to Delta Dental of Virginia for approximately $35.43 per square foot.</p>
<p>The firm also has represented Verizon in the sale of two other office properties in the region:</p>
<ul>
<li>An office building at 254 Industrial Park Drive in Amherst, VA was sold on December 22 from Verizon South Inc. to L&amp;M Properties, LLC, a Roanoke-based investment group. The property is a 37,200-square-foot office building on a 9.8-acre site in the Amherst Industrial Park.</li>
<li>An office building at 802 E. Main Street in Pulaski, VA was sold on December 15 from Verizon Communications Inc. to the County of Pulaski. It is a 14,000-square-foot office building situated on a 1.7-acre site with more than 100 parking spaces. Pulaski County plans to relocate its Sheriff’s Department and 911 call center to the property.</li>

<p>The approximately 4,300-square-foot building was built in 1978. The property most recently had been used for medical offices, but with the sale, it will be used for professional offices.
