			<content:encoded><![CDATA[<p>Downtown Roanoke&#8217;s population has grown from less than 100 to more than 1,200 over the past decade, according to a recent story on WSET. Our Randy Boush and Jason Fountain help explain why.</p>
<p>All over downtown, buildings have been converted: The Patrick Henry, The Cotton Mill and 28 Church Avenue; a set of downtown lofts managed by Randy Boush of Waldvogel Commercial Properties.</p>
<p>&#8220;You can get a little bit of both. You can get the urban living but we are still surrounded by the mountains so it offers a unique living experience to live in downtown Roanoke,&#8221; he said.</p>
<p>Boush&#8217;s colleague at Waldvogel Commercial Properties, Jason Fountain, has been a part of this momentum. Rentals really started picking up just as the nation began to fight off a great depression that forced buyers to take cover.</p>
<p>&#8220;People still needed a place to live. Downtown was still an attractive place to be so the rental market just took off,&#8221; said Fountain.</p>
<p>And more than 250 more residential units are either planned or are currently under construction.</p>

Waldvogel Commercial Properties represents Friendship Retirement Community in the purchase of the 10-acre parcel on Starkey Road.</p>
<p>In a written decision, Virginia Health Commissioner Cynthia Romero determined there is a public need for a 120-bed nursing home on Starkey Road to be built and operated by Friendship Retirement Community.</p>
<p>Friendship plans to move 120 beds from its 373-bed facility on Hershberger Road to the new location, placing residents closer to their homes and families in Southwest Roanoke County while allowing more room for those who remain at the existing home.</p>
<p>The Roanoke County Board of Supervisors already has approved a rezoning and special use permit. Construction is expected to be completed by March 2015.</p>

The space includes the second floor and patio area. The move was a short one: ABS formerly was located at 119 Norfolk Avenue. Jason Fountain, CCIM co-brokered the transaction. </p>
<p>The 109 Norfolk Avenue building previously served as the corporate offices for HSMM before its merger with AECOM. “ABS swapped the raw, warehouse, open-air type space of Warehouse Row for the more executive look and feel of 109 Norfolk Ave.,” said Fountain.</p>
<p>“This is an example of the variety of office space available in downtown Roanoke, space which allows companies to grow and change as their needs change,” said Michael Waldvogel, CCIM, SIOR.” Waldvogel has been involved in development and evolution of downtown Roanoke for more than three decades.</p>

The salon has leased 1,415 square feet of commercial space in 401 Campbell Lofts. It formerly was located in Salem. Michael Waldvogel, CCIM, SIOR and Krista Vannoy, CCIM brokered the transaction.</p>
<p>St. Pierre joins Blue Marlin Investments, LLC, in occupying the street level commercial space in 401 Campbell Lofts, which features both apartments and commercial spaces. It opened this spring.</p>
<p>“This is another example of a commercial amenity moving close to the growing residential population on the western end of the downtown business district,” said Michael Waldvogel, CCIM, SIOR. “We’re proud to be a part of the evolution of this neighborhood as a place where people can live, work and play.&#8221; Waldvogel has been involved in downtown development for more than three decades.</p>
